xAI subsidiary offers Mississippi home buyouts in exchange for dropping data-center claims

The Verge reports that MZX Tech, a subsidiary tied to xAI, has approached homeowners in the Colonial Hills neighborhood of Southaven, Mississippi, with offers to buy their homes. The offers come with a condition: sellers must release legal claims related to the gas turbines that power xAI's nearby data-center operations. County records show three to five purchases in October.
The tactic is a familiar way to defuse litigation: buy out the plaintiffs, or the potential plaintiffs. Residents have pursued noise complaints, and the NAACP has a federal case over the turbines' emissions and their effect on a predominantly Black community. Buyouts that require claim releases can shrink the pool of people with standing.
The story exposes the physical cost of the compute race. As NVIDIA and Oracle talk in gigawatts and Microsoft guides to $170B in capex, power has to come from somewhere, and on-site gas turbines are a fast but contentious stopgap. xAI has faced repeated criticism over turbine permits around its Memphis-area facilities.
Watch for the NAACP case outcome, any regulatory review of the release conditions, and whether other AI builders adopt or avoid similar tactics as community opposition to data centers grows.
